Lamda Development has signed a lease with Costeas-Geitonas School — thirty years, renewable for a further thirty — over 31,761.96 square metres at The Ellinikon, for a primary and secondary school reported to open in September 2028 with 1,500 to 1,700 places.
The published plan is a three-storey building with an open swimming pool, outdoor sports facilities and planted roofs.
Why this matters more than any other school on this list
Because there is no private school on this coast at all. The nearest is Geitonas at Vari, which is Greek-curriculum, and the nearest British school is at Koropi. Everything international is more than twenty kilometres north-east.
That absence is the single fact that reorganises the property map on this coast. A school inside The Ellinikon changes it.
What is not yet known
The curriculum and the language of instruction. CGS at Pallini runs the Greek curriculum alongside IB programmes; which of those comes south, and whether the school is international in the sense a relocating family means, has not been settled publicly.
That is the question to put to anybody selling on the strength of it, and it is a fair question because 2028 is three admissions cycles away.
Announced is not delivered
This site prints what is delivered separately from what is announced, and the Elliniko address file keeps that distinction for the whole development. A signed thirty-year lease with an international operator is strong evidence, and it is still evidence about the future.
