The Move
Britain is not emptying out, and the people who told you it was have quietly said so. What is true is narrower, better evidenced, and more useful: British buyers are 53% of the non-dom luxury purchases in one leading agency's book, and the median thing they buy here is a €2.95 million house.
The House
Two billion euros of residential and land sales, and a gravitational pull that has repriced everything from Alimos to Voula. You do not have to buy inside it for it to have already changed what you pay.

This coastline has two kinds of restaurant, and the overlap is smaller than the marketing suggests. Here is how to tell them apart before you have paid for the wrong one twice.
The Wardrobe
Searches for quiet luxury rose roughly 300% since 2022 as old-money Europe and a fast-growing cohort of wealthy women moved toward unbranded, insider-legible craft. On this coastline that shift is not a trend. It is the default.
The Body
The gap between the Greek public system’s reputation abroad and the private sector’s actual capability is the most persistent and most expensive misconception among people who move here.
In Motion
Roughly 96% of large summer charters happen in the Mediterranean. Basing here is not a lifestyle preference, it is proximity to almost the entire season, and it changes the arithmetic of owning anything that floats.

Forty-seven places that decide what this coastline actually is: rooms, marinas, workrooms, tables, doors. Ranked once a year, argued about for the other three hundred and sixty-four days.
Here is how the forty-seven are divided. We publish the allocation before the entries, so the shape of the list is public and you can tell us where it is wrong.
Nothing on this list is paid for. Ever. That is the entire value of it.
How it is judged→The largest allocation, because it is the category you use most and the one where the gap between reputation and cooking is widest.
Not properties. The people who make them. The architect who answers the phone in year three is worth more than the view.
Berths and the people who manage them. Judged on what happens when something goes wrong in August.
Every entry here requires verified credentials and a disclosed commercial relationship, or it does not run.
Several of these will be named only with permission. Some workrooms do not want the traffic, and that is their call.
Schools are ranked only against a published methodology, or not at all.
The hardest to report and the most valuable to get right. Access is not the same as membership.
Three, because more than three good ones would be a surprise, and naming a fourth to fill a slot is how these lists die.
