ISV has been running since 1977, out of Moschato and London, with a construction arm — ISV Construct — that builds what the office designs. The published record on this coast is unusually dense in the one category that matters most to a private buyer: finished houses.
- Urban Villa UV415, Vouliagmeni (2022) — 1,328 m² site, 265.6 m² built, two storeys over two basements, attic and pool.
- Villa 247, Glyfada — an 870 m² private house, designed and built in-house.
- A residence in Glyfada — L-shaped, three levels, a children’s floor and a master suite with its own roof garden.
- Villa 191, Voula — a steep hillside plot with a sea view.
Why design-and-build is the argument
A house on this coastline is not difficult to draw. It is difficult to finish: permits, archaeology, slope, a contractor who was cheapest in March. An office that carries both roles is answering to itself when something on site does not match the drawing.
That does not make it automatically right — a single party owning both design and construction removes a check as well as a delay. It is a trade, and the terms worth arguing about are the same either way.
