K-Studio was founded in 2004 by Dimitris and Konstantinos Karampatakis and works largely in hospitality. On this coast the visible work is the revival of the 1950s Asteria development into One&Only Aesthesis at Glyfada, and two restaurants at the Four Seasons.
What the Aesthesis credit actually is
A joint appointment. K-Studio’s own page names A6A, AUDO and K-Studio together for creative direction, masterplanning and architectural design, with Muza Lab on interiors and Greenways on landscape, for Grivalia Hospitality.
This file said otherwise before, and the difference is not pedantry: a household appointing a practice on the strength of a building wants to know how much of that building the practice actually authored.
Where the houses are
Villa Mandra on Mykonos, Plane House, Southwand House — a real private-residential practice with a real awards record, and none of it on the Athens Riviera.
If the brief is a house that feels like the best rooms on this coast, they are the obvious call. If it is a house on a difficult Kavouri slope with a builder who needs managing, ISV or Tsolka is the closer match.
